The construction industry is a complex and dynamic sector that plays a crucial role in economic development. Despite this importance, construction projects are often plagued with delays that can significantly impact project timelines, increase costs, and affect the quality of the final product. To understand the vulnerability of real-time projects to different factors of delays, this study investigates the construction project for the College of Business Education (CBE) building at Nueva Vizcaya State University Bayombong Campus, focusing on the identification and analysis of factors that contribute to project delays and determine the strategies employed by the project participants to minimize the delay in the construction project. Through qualitative research methods and document review, the study identified factors influencing delays in the construction project in terms of (a) production elements (PE) is materials price fluctuations: (b) internal environment (IE) are delay in mobilization, improper technical study by the contractor during the bidding stage, financial difficulties faced by the contractor, delays in contractor's payments to subcontractor, too many additional orders from implementing agency, delay in progress payments by the implementing agency, and financial constraints faced by the implementing agency; and (c) external environment (EE) are severe weather conditions on the job site, and government regulations and laws. Meanwhile, the strategies employed by the respondents in response to the delays in the said construction project are communication and collaboration, creating recommendation plans, implementing temporary weather solution, and risk management. The study emphasizes the need to understand and address the diverse factors causing delays in construction projects to ensure timely completion and client satisfaction. Additionally, it depends on the nature of the delay factors on what possible measures and strategies can be taken to avoid or minimize these factors of delay to complete a construction project on time, on budget, with applicable quality, and keeping in mind the client's specifications and satisfaction.
